In this video, Alex Pachedzhiev gives us a snapshot of what’s happening right now in the Arlington and Alexandria real estate market.
In the last seven days, there have been 64 coming soon listings, 99 active listings, and 33 that were under contract but went back on the market. This combined number is about 200.
What we see is that within the last seven days, 125 properties went under contract and 195 sold. So basically, we have about 300 deals done in the last 7 days.
This shows you that ivnentory levels are still much lower than the actual demand. Even though we have 22 withdrawn, 39 expired, 9 canceled, and 19 properties temporarily off the market, inventory is still short for all of this demand (active, under contract, pending, and closed). The number is close to 400.
So basically, we have about 250-300 in inventory and 400 in demand. I’m showing you this so that you can understand that the market in Arlington and Alexandria is still a very strong seller’s market.
