North Arlington Real Estate in Fall 2026: What Buyers and Sellers Need to Know

North Arlington Real Estate in Fall 2026: What Buyers and Sellers Need to Know

Introduction
Welcome to our fall guide to the North Arlington, VA real estate market! Mortgage rates are back above 7%, more homes are coming on the market, and many homeowners are asking us whether to sell now or wait. In this article, we share what we have seen on our own North Arlington sales, break down the latest Arlington numbers, and walk you through smart steps whether you are buying or selling this season. We are Alex Pachedzhiev and the KW Beltway Homes team, and we help buyers and sellers across North Arlington, from Cherrydale and Highview Park to Lyon Village and Donaldson Run.

Understanding the Fall 2026 Market in Arlington
Here is how Arlington County closed out September 2026, compared with September 2025:

  1. Prices dipped: The average single-family home sold for $1,534,451, down 15.4%. Across all home types, the average was $883,455, down 10.4%.
  2. More choices for buyers: There were 582 homes for sale at the end of September, up from 475 a year ago.
  3. Homes are still selling quickly: The average home sold in 33 days, down from 36.
  4. Sellers are getting close to asking: Homes sold for 98.7% of list price on average, up from 97%.
  5. Fewer sales overall: 175 homes sold, down 5%.

Source: Bright MLS data via MarketStats by ShowingTime, as reported by ARLnow on October 14, 2026. September figures are preliminary.

A quick note on that 15% drop: It does not mean Arlington homes lost 15% of their value. An average price moves with the mix of homes that sell. In September, more homes priced below the average sold and fewer higher-priced homes did, which pulls the average down. Across all home types, more condo and townhouse sales compared with detached homes have the same effect. So the drop shows a shift in what sold, not a real drop in what homes are worth.

That price drop sounds big, but September usually cools after a busy summer. In July, Arlington’s average single-family price was over $1.6 million. The bigger story is buyer caution: the 30-year mortgage rate went back above 7% in late September for the first time since January 2025, according to ARLnow. Buyers are still out there, but they are watching their monthly payments and negotiating harder.

What Our North Arlington Sales Tell Us
Every home is different, but our North Arlington sales show what good pricing, preparation and negotiation can do:

  1. 3406 18th St N, Arlington, VA 22207: Sold for $1,500,000 in June 2026, over asking in just five days.
  2. 2377 N Quincy St, Cherrydale: Sold for $1,320,000 in October 2024, 10.1% over list price.
  3. 4935 19th St N, Highview Park: Sold for $1,080,000 in May 2021, 8.1% over list price.
  4. 2118 N Oakland St, Cherrydale: Sold for $975,000 in June 2023.

What do these have in common? Each home was priced for the market it was selling in, not the market the seller wished for. That matters even more this fall.

Neighborhood Spotlight: Cherrydale
Two of the sales above were in Cherrydale, and it is easy to see why buyers love it. Cherrydale sits in North Arlington around Five Points, where Langston Boulevard meets Military Road. The name may even come from a cherry orchard that once stood on North Quincy Street!

Here is what makes Cherrydale special:

  1. Rich history: It grew from a small farming community into a streetcar suburb in the early 1900s, and today it is listed on the National Register of Historic Places.
  2. Character homes: Craftsman bungalows, American Foursquares and classic Cape Cods line its tree-shaded streets.
  3. Local landmarks: The 1919 Cherrydale Volunteer Fire House and the Cherrydale Library on Military Road.
  4. Easy access: Close to I-66, with a quick trip to Ballston and Virginia Square.

Smart Tips for Selling in North Arlington This Fall

  1. Price for today’s market: Buyers are comparing carefully. A home priced right from day one sells faster and for more than one that sits and needs a price cut.
  2. Prepare and present your home well: With more homes for sale, small repairs, fresh paint and good photos help your home stand out.
  3. Expect negotiation: Buyers are watching their budgets, so be ready to talk through offers and terms.
  4. Don’t wait for spring by default: Fewer homes compete for serious buyers in the fall and winter.
  5. Work with a local expert: Pricing a North Arlington home takes street-by-street knowledge, not just countywide averages.

Smart Tips for Buying in North Arlington This Fall

  1. Know your monthly number: Get pre-approved early so you know exactly what payment works for you.
  2. Use the extra choices: More homes for sale means more room to compare and find the right fit.
  3. Negotiate with confidence: Sellers are more open to talking about price, repairs and closing costs.
  4. Think long term: If rates come down later, refinancing may be an option. The right home at the right price matters most.
